Verax Land’s role as a land promoter is to secure optimal planning consents for appropriate and suitable development sites by providing expertise, resources, and funding in both Residential and Commercial uses.

GREENFIELD

We would consider Greenfield sites well related to existing settlements, with appropriate potential for development in the short, medium, or longer term, from a single acre and up.

BROWNFIELD

Previously developed land possesses potential for environmental and economic transformation. This includes derelict/redundant sites, cleared sites, and contaminated sites, which can be redeveloped.

We would be interested in engaging in the following projects

Promotion Agreement

We specialise in advancing land development projects for landowners who prefer not to sell their property but seek to navigate the planning process without the hefty financial commitment of professional planning services. Leveraging our expertise and resources, we invest our capital alongside landowners to pursue planning approvals. Our model assumes the risks involved, and in the event of success, we equitably distribute profits based on mutually agreed-upon terms.

Option Agreement

We will agree to purchase your land at a predetermined price and set a timeline, ensuring clarity for the landowner. This guarantees a fixed price within an agreed timeframe, providing reassurance. Leveraging our resources, we’ll shepherd the land through the planning process, typically activating the option agreement upon obtaining planning approval. This method ensures stability, transparency, and mutual benefit.

Freehold Purchase

In some cases, we are able to offer an upfront capital offer for freehold purchase, coupled with an uplift clause based on a genuine share of profits. This approach is widely favoured by owners seeking to sell their assets. It allows them to release capital upon completion and retain a guaranteed stake in the uplift in value resulting from planning gain and subsequent asset sale.

Joint Ventures

Verax Land will invest as a minority owner, providing capital to the original landowners. Verax Land assumes its role as a joint owner, serving as the ‘at-risk’ promoter of the land. The original owners retain their position as the controlling majority landowner. Both parties equally share in the benefits of a successful venture.
